Before Temporary Occupation Permit (TOP)


A letter of TOP Notification was sent to all purchasers on 12 December 2011. This letter notify purchasers that TOP is anticipated to be issued in the 2nd quarter of 2012 and to facilitate purchasers to plan ahead especially if purchasers have bought the DBSS flat under the Fiancé Fiancée scheme.


All applicants/occupiers, under the prevailing Terms and Conditions for the purchase of DBSS flats, are required to remain eligible right up to the point of taking possession of the DBSS flat.


A Further Particulars Form (‘FPF’) and Renovation Restriction Acknowledgement (‘RRA’) have been mailed to all purchasers via post on 21 February 2012, as part of the continual process to ascertain that you remain eligible for the purchase.


Purchasers under the Fiancé/Fiancée scheme with CPF Housing Grant are to produce marriage certificate before you can take possession of your unit.


For applicants/occupiers who are owners of an existing HDB/DBSS flat, you must dispose or relinquish ownership of the existing HDB/DBSS flat within 6 months from the date of taking possession of the new DBSS flat or such other period as may be stipulated by the HDB in writing.

Taking Possession of Unit At The Peak @ Toa Payoh


After the development received TOP, a Notice of Vacant Possession for the Property (‘Notice’) will be issued to your appointed lawyer. The ‘Notice’ will only be served to applicants who are deemed eligible after the re-assessment exercise via the ‘FPF’.


Please note that 25% of the purchase price, any outstanding progress payment (ie. including interest) and survey fee have to be paid promptly to the developer within 14 days after receipt of the ‘Notice’ before you can collect the keys for your DBSS flat based on the scheduled appointment date given.


An appointment letter stating the pre-scheduled date and time for keys collection will be issued together with the ‘Notice’.

 

If both of the Applicants are unable to make it, you may authorise someone to collect your keys on your behalf. The person must bring along all the required documents as stated in the Letter of Authorisation.

Due to the overwhelming response, we are unable to reschedule your appointment for key collection. Thank you for your kind understanding.

 

ON THE DAY OF KEY COLLECTION

 

Please ensure that you have made the necessary payments as stated in item B.2. before you turn up to collect your keys. For cheque payment, bank confirmation on cheque clearance is required before the release of the keys.  In the event that not all payments have been made at the time of your scheduled appointment, collection of keys and taking possession of your unit will not be allowed. Your appointment will be re-scheduled to another time in such case.

 

For key collection, you need to bring along the following:

 

i.         A copy of the appointment schedule which states the Appointment Date and Time

ii.       NRIC of ALL the Applicants or those who turn up to collect keys

Either the Applicant or Co-Applicant must be present at the pre-schedule time.

If both the Applicants are unable to come for the keys collection, you may authorize someone (ie. aged 21 years and above) to collect your keys on your behalf. The person must bring along all the required documents as stated in the Letter of Authorisation (click here to download) and the duly signed and witnessed Letter of Authorisation.


If you turn up after the scheduled time, we can only service you when there is a next available slot. (Note: the Developer has the final discretion to decide on your queue number priority if you are late for the appointment).

Our keys collection centre is the Utility Center, located at MSCP Blk 138 Lorong 1A Toa Payoh Singapore 310138, (click here to view location map) For general enquires, you may call 6352 2287 during office hours (Mondays to Fridays: 9.00 am to 5.00 pm). We are closed on weekends and Public Holidays.

For matters relating to renovation permit, you may contact HDB Toa Payoh Branch Office at 1800-225 5432.

For payment of Conservancy Charges, you may refer to Bishan-Toa Payoh Town Council at 6259 6700.
